Wynn's Proposal for Constructing a Third Vegas Tower Remains Active

Construction timeline for Wynn Resorts' third tower on the Strip from Wynn Las Vegas and Encore has been extended to April 2026 by the Clark County Zoning Commission.

The commission approved the extension of earlier development plans for Wynn to construct a 1,100-room resort with a 28,000 sq ft casino space on the 34.6-acre site where the New Frontier Hotel and Casino once stood.

A representative of Wynn Resorts discussed the pandemic-induced delay of all projects with the commission, shared that Wynn paid for a building height study in 2022, the FAA concluded a 640-foot tower can safely be built on the lot, and stated the corporation's commitment to the land development after prioritizing other projects.

The other projects include the Wynn Al Marjan Island integrated resort in Ras Al Khaimah, UAE.

According to documents unearthed by the Las Vegas Review-Journal, Clark County staffers suggested rejecting the extension due to the absence of new building permits or studies for review, and as construction regulations have altered since initial approval.

Inadequate Accomplishment

The initial construction authorization for the plot was granted to Australia-based gaming and entertainment group Crown Resorts in 2015, which spent $240M on the lot in 2014 and announced plans to build a $6B resort called Alon Las Vegas. Crown abandoned the elaborate plans in 2016.

Wynn Resorts bought the land and three additional acres for $336M in 2018, and announced plans to erect an 1,100-room casino resort called Wynn West, as it would be situated west of the Strip, opposite company's other towers. Wynn West would connect to them via an air-conditioned bridge over Las Vegas Boulevard.

Western Halt

During his Q4 2017 conference call, then-company chair Steve Wynn informed analysts that "I don’t think the design and development period is going to be very long" for Wynn West.

Though the pandemic may account for construction delays since 2020, no development schedule was disclosed earlier due to the chaotic circumstances that arose only weeks after Wynn West was announced. These circumstances stemmed from the Wall Street Journal publishing allegations made by several women of sexual misconduct by the company's founder against them at the hotels, charges that Steve Wynn has consistently denied, leading to his resignation from all his corporate roles and causing turmoil within the company.

More Desert Sojourns

Alon Las Vegas wasn't the initial abandoned proposal for the vacant lot. The reason New Frontier owner Phil Ruffin demolished his vintage Vegas casino resort initially was because he had sold the land beneath it in 2007 for $1.2B, a Las Vegas record.

The buyer was El-Ad Properties, owner of the Plaza Hotel in New York City, which intended to build a Plaza-branded casino resort for $5B.

The Great Recession sabotaged the project just a few months after the New Frontier's demolition on Nov. 13, 2007.

Since acquiring the vacant lot, Wynn Resorts has leased it for special events.
