Commissioners in Clark County endorsed the construction of a hotel mere blocks away from the Allegiant Stadium on Wednesday. As stated in September, before it even had a name, the 19-story, 340-room Nuance Hotel was presented by New Angle Development for an area along Polaris and Quail avenues.

The forthcoming hotel, with an estimated construction cost of $275 million, will feature amenities such as a restaurant, spa, pool bar, rooftop bar, parking garage, ballroom, and meeting space, but no gambling, according to Clark County records.

Construction is slated to start in early 2024, serving as further proof that the Raiders’ 65K-seat stadium is successfully fascinating the Las Vegas Strip to move southward. The Nuance Hotel will be built within the new county-designated Stadium District.

In their application submission to Clark County, the local developers mentioned that a hotel on the site would be beneficial for tourists visiting Las Vegas for football games and other events at Allegiant Stadium. "Since the site is within walking distance to the Stadium, it would aid in offering additional hotel options for guests without exacerbating traffic or parking issues at the Stadium," they wrote.

Beyond the Existing Boundaries

When the Raiders played their initial game with fans present at Allegiant on September 13, 2021, their new $1.9 billion domain instantly morphed the Strip's southernmost point into a new sports hub.

Since then, developers based in LA, the Oak View Group, have shared plans for what they aspire to be the Strip's future southern terminus. Their proposed $3B, NBA-ready arena and entertainment district, boasting 20K seats and a 2,000-room casino hotel, is set to begin construction next year. Situated at Blue Diamond Road, it's approximately five miles south of Mandalay Bay.

Expected to debut in 2026, it will occupy 25 acres near the intersection of I-15 and I-215, neighboring the Las Vegas terminal for the projected Brightline high-speed rail between LA and Las Vegas.

"The region south of the Las Vegas Strip represents one of the few zones for potential future growth of the gaming and entertainment corridor," commented Tim Leiweke, CEO of the Oak View Group, in a press release.
