Two BUWOG developments: Weydenhof and Wohnwerk

In the heart of Berlin's Niederschoeneweide, the cityscape is changing with the arrival of two new projects: the "BUWOG Wohnwerk" and the "Weydenhof".

The "BUWOG Wohnwerk" project, which began in 2017, is set to bring a fresh social component to a quarter that primarily consists of owner-occupied and rental apartments. The future will see the completion of around 175 rental apartments, a kindergarten with 108 places, and a public riverside path, all set to be finished by 2027.

Meanwhile, the "Weydenhof" project by the BUWOG group is nearing completion. Scheduled for autumn 2025, this development will feature 135 owner-occupied apartments. The mix of uses in the "BUWOG" development caters to different target groups, including investors and families seeking waterside apartments.

The "Haus Strohhalm", opened in 2021 on the Spreestraße, is already a part of this transformation. This building offers formerly homeless people homes, complete with additional support services. The area's attraction lies in its direct Spree river location and proximity to the Schoeneweide S-Bahn station.

The "Wohnwerk" project will be built on approximately 60,000 square meters, with the rental apartments spread across five buildings, all featuring a balcony or terrace. Two underground garages with 164 parking spaces and extensive bicycle parking facilities are planned for the next construction phase.

Niederschoeneweide has been designated as a redevelopment area since the 1990s and has seen modernization of the existing housing stock and the settlement of over 300 companies. The area continues to evolve, with groundwork and construction preparation currently underway on the adjacent building plot.

The "Weydenhof" is part of the larger "BUWOG Wohnwerk" development area on a 60,000 square meter former industrial site. The apartments range from 48 to 149 square meters, with two to five-room options available. The project also includes plans for extensive green roofs with photovoltaic systems, new playgrounds, and more.

As these projects progress, Niederschoeneweide continues to emerge as a vibrant and attractive location in Berlin.
