Tenant gains access to 6500 square metres of commercial office area

The Prisma office building, located in the heart of the Lyon Quarter in southern Frankfurt, is undergoing a comprehensive modernization. Sonar Real Estate and a fund from Patron Capital took over the building in 2022, with the goal of creating an office location that is not only functional but also future-oriented and energy-efficient.

The modernized Prisma office building will offer around 44,000 square meters of office space, including flexible floor plans that cater to both classic single offices and open team zones. Adesso, an IT service provider, has already signed a lease for around 6,500 square meters and is set to move into the building by spring 2026.

One of the key features of the modernized Prisma office building is a round 3,000 square meter atrium at its center. This atrium will serve as a meeting point for tenants and visitors, creating a connection between the working world and urban life. It will house gastronomy, coworking areas, event spaces, and fitness facilities, and will be publicly accessible.

The atrium will also open up to the public space, creating a lively place that strengthens social and economic networking in the Lyon Quarter. The renovation of the Prisma office building has reduced the primary energy demand by 55%, meeting current technical, energy, and design standards.

The renovation is being carried out in collaboration with the Frankfurt architecture firm Holger Meyer Architecture. The company obligated to pay for the future use of the renovated Prisma building in the Lyon Quarter is Deutsche Bank.

Further discussions about office space in the Prisma office building are already underway. The renovation is scheduled to be completed by the end of 2025, and it is expected to provide impetus for the development of the Lyon Quarter. The modernized Prisma office building is being developed into an urban location where work, life, and leisure are closely interlinked.
