New Multi-Family House Construction Begins in Frankfurt-Bornheim
A new chapter begins in Frankfurt-Bornheim as construction on a 29-apartment building at Spessartstraße commenced on April 22, 2025. The project, which is being handled by Delom, a Frankfurt-based company, will contribute to the urban trend of converting inner-city commercial areas into residential spaces.
The former Esso gas station at the Spessartstraße/Ringelstraße intersection was demolished at the end of 2024, paving the way for this new multi-family house construction. Excavation work started before the construction of the ground floor, which began in mid-May.
On April 22, 2025, shoring works commenced, involving the insertion of steel beams into previously drilled holes for vibration-free earthworks and excavation pit security. The ground floor production followed soon after.
B70 GmbH from Frankfurt am Main is responsible for the construction work, while Karl Dudler Architects are responsible for the architectural design of the new building project. The new construction project includes a total of 29 apartments with a living area of 2,202 square meters.
The shell construction is scheduled to be completed in February 2026, totaling approximately 24 months of construction time. An underground garage with nine parking spaces is also part of the project.
The conversion of former gas stations or smaller industrial areas into residential use helps close urban gaps, integrate existing infrastructure, and meet increasing housing demand. This project is a testament to Frankfurt's ongoing urban development and commitment to providing sustainable housing solutions.
