Rebound of Landshut's Property and Terrain Market
The Landshut District has seen a significant shift in its real estate market, as outlined in the 2024 Real Estate and Property Market Report. Presented by Peter Dreier, the report provides valuable insights into the district's market, including agricultural and forestry land, residential properties, apartment ownership, and building land.
The report, available for detailed analysis at https://www.landkreis-landshut.de/themen/wirtschaft-und-kreisentwicklung/grundstuecksmarktbericht/, reveals an increase of 17% in the number of concluded purchase agreements, totaling 1,245 properties sold. Notably, the sale of new apartments more than doubled compared to the previous year.
However, the report does not offer any insights into the long-term development of the market or the uncertainty of the stabilizing trend in 2024. It is also worth noting that there is a slight decrease in prices for agricultural and forestry land throughout the district.
The square meter price for residential building land is on the rise again in 2024, although it remains below the 2022 peak, with an average of around 300 euros per square meter. On the other hand, the price for single and two-family houses remains stagnant, with an average of 3,500 euros per square meter of living space.
Interestingly, the number of fully developed building plots for single and two-family houses continues to decrease, setting a new negative record in 2024. The total turnover in money terms for 2024 real estate sales increased by almost a third, reaching 468 million euros.
The report contains evaluations of all real estate and property transactions in the district over the past years, including index series for selected sub-markets. However, it does not mention any changes in the prices for single and two-family houses, the number of sales, or the turnover in money terms for new or existing apartments.
Despite these gaps in information, the report indicates a recovery in the Landshut District's real estate market. The market appears to be stabilizing in 2024, but whether this trend continues remains uncertain. The upcoming 2025 Real Estate Market Report will provide further insights into the long-term development of the market.
It should be noted that the report does not provide any information about which companies or institutional actors, besides Peter Dreier, participated in the creation of the 2024 land and real estate market report by the Landshut-Kreis expert group.
