Real Estate Firm Silverstein Properties Enlists Rush Street Gaming for Casino Venture in New York City

A New York City Casino Project by Silverstein Properties, Rush Street Gaming, and Greenwood Gaming: Breaking Down the Avenir Project
Joining forces to create a bustling entertainment hub, Silverstein Properties, Rush Street Gaming, and Greenwood Gaming and Entertainment have teamed up for a proposed casino project on Manhattan's Far West Side.
First announced in June 2023, this collaboration catapults industry veterans Silverstein Properties, famous for rebuilding the World Trade Center post-9/11, and Rush Street Gaming, with operating experience in Rivers Casinos in four states and Parx Casino in Pennsylvania, onto the New York City casino scene. Greenwood Gaming and Entertainment, which runs Parx Casino near Philadelphia and Parx Casino Shippensburg, additionally contributes to the project.
In the words of Lisa Silverstein, CEO of Silverstein Properties, "We're stoked to team up with Rush Street Gaming and Greenwood Gaming and Entertainment to construct a homegrown enjoyment complex on Manhattan's Far West Side."
The project, named the Avenir, has its sights set on a 2.1-acre site adjacent to 11th Ave., owned by Silverstein.
Manhattan's casino future hangs in the balance as the New York Gaming Facility Location Board weighs bids from various big-name gaming players, including MGM Resorts, Caesars Entertainment, Wynn Resorts, and Hard Rock International, to name a few.
If the Avenir project secures one of the three $500 million licenses up for grabs, Rush Street Gaming will assist with management and operation upon completion. Known for its civic engagement in Lower Manhattan's rebuilding efforts, Silverstein Properties' impressive real estate portfolio estimates nearly $20 billion in value.
The Avenir's design includes two 46-story hotel towers connected by a sky bridge, featuring a combined 1,000 guestrooms. The casino component spans eight stories with 600K square feet of gaming space, making it one of the world's largest gambling dens. A first-floor retail space, restaurants, and nightlife venues complement this resort-style experience.
The crowning glory of the project is a 1,000-seat performance hall atop one of the towers. Silverstein Properties also promised 100 affordable housing units near the project site.
