Historic Grugabad Renovation: Comprehensive Plans Unveiled
The historic Grugabad, a cherished monument in the city portal, is set for a comprehensive renovation. The renovation plans have been in the works since 2020, with the city council commissioning the Sport- and Bathing Operations to prioritize the project.
The Groundstücksverwaltung Essen GmbH (GVE) has been commissioned to take on tasks within the framework of project management for the Grugabad renovation. The company's role includes planning and coordination, with the contract volume initially estimated at approximately 1 million euros.
The design planning for the Grugabad renovation is expected to be completed by May 2026, with the commissioning of performance phases 1-3 HOAI for the project scheduled for June 30, 2025. The offer of the best bidder from a multi-stage negotiating procedure forms the basis for the upcoming planning phase of the Grugabad renovation. The company commissioned for the planning and coordination tasks is the Planergemeinschaft led by the Stuttgart architectural firm Bez + Kock Architekten, Generalplaner GmbH.
The monument authority has been involved in the planning at an early stage and supports the planned approach for the Grugabad renovation. The historic Grugabad will be restored and updated to the current state during the renovation, considering requirements for monument protection, safety, hygiene, and energy efficiency.
The council of the city portal has decided to continue planning the comprehensive renovation of the historic Grugabad with a budget of approximately 5.48 million euros. However, the further development as an all-year-round bath is subject to a financial reservation due to budgetary and credit-related restrictions. Decisions on further planning will be made by April 30, 2028.
The start of construction for the Grugabad renovation is currently scheduled for October 2026, with completion planned for March 2029. The SBE was commissioned by the city council in 2020 to prepare the planning for the renovation of the Grugabad and the concept of an all-year-round bath. The council has decided not to pursue the planning for a year-round pool at this time.
The construction and construction start decision for the Grugabad renovation is currently planned for August 2026. The decisions on further planning for the roofing of the non-swimmer's pool and the possible implementation of an all-year-round operation will be made by April 30, 2028. The completion of the comprehensive renovation is planned for March 31, 2029. The GVE will assume comprehensive responsibility for the project, ensuring a meticulous and timely renovation of the historic Grugabad.
