Historic Beach House in Cotswolds Up for Sale for £13.95 Million

The historic Beach House, located in the picturesque settlement of Beach, south Gloucestershire, is currently up for sale with Knight Frank for a guide price of £13.95 million. This Grade II-listed property, which dates back to 1777, is nestled on the slopes of Lansdown Hill and is part of the Cotswold National Landscape.

The principal house of the hamlet, Beach House can be traced back to a notice in the Bath Chronicle on June 12, 1777. Over the years, it has been home to various notable figures, including retired Harrow School classics master, Edward Montagu Butler, by 1939, and Horace Walker, who acquired it in 1908.

The property offers more than 10,500 sq ft of accommodation across three floors. The ground floor includes three reception rooms, an orangery, study, Clive Christian kitchen, and domestic offices. The first floor boasts a library, two en-suite bedrooms, a master suite, and a guest suite, while the second floor contains four sizeable en-suite bedrooms with views over the gardens or countryside.

The gardens of Beach House extend up the hill and include flower beds, a kitchen garden, an orchard, and two substantial greenhouses. An artificial-grass tennis court is accessible through a wooden gate at the edge of the lawn.

Located in the Scottish Borders, Talla Farm offers 760 acres of peace and quiet. It is home to eagles, ospreys, and falcons, making it an ideal spot for nature lovers.

The current owner of Beach House acquired it in 2014, but the search results do not provide information about the last owner before that.
