Is the Frankfurt "Presidium" still just a theoretical construct?

The "The Presidency" project, originally planned for the site of the former police headquarters, was set to be a significant development in Frankfurt's skyline. The project, which included a 175-meter-high tower with 48 floors and six six-story block edge buildings, was designed to preserve the listed old building from 1914, a significant example of Wilhelminian administrative architecture in Frankfurt.

The police headquarters in Frankfurt was built in 1914 and served as the central headquarters of the Frankfurt police for many decades. However, the building was destroyed during air raids on Frankfurt in World War II in 1944. After the destruction, the police temporarily relocated to other locations in the city, and the building was fully restored in 1954. Since 2002, the building has largely stood empty, with the police moving into a new building on Adickesallee in the Nordend district.

In 2018, the state of Hesse sold the property for around 212 million euros to Gerchgroup, the project developer for the "The Presidency" high-rise and quarter project. The project also included plans for office space, apartments, gastronomy, hotel use, and a publicly accessible sky bar. Additionally, a kindergarten, a new sports hall, and a canteen for the neighboring Falk school were to be built on the site.

However, the future of the "The Presidency" project in Frankfurt is now uncertain due to the insolvency of Gerchgroup. The reasons for Gerchgroup's insolvency include sharply increased interest rates and significantly increased construction costs. Despite repeated attempts to find a new use, the site remains undeveloped to this day.

The originally planned completion date of the "The Presidency" project in 2026 is no longer feasible due to the insolvency of the project company. Given the current economic conditions in the real estate sector, it is doubtful that construction will begin in the coming years. The estimated investment sum for the complete implementation of the project was approximately 800 million euros.

The city of Frankfurt is pursuing the procedure to potentially influence a future use or resale of the former police headquarters site. As of now, there are no relevant search results providing information about the current status of the investor for the new construction of the "The Presidency" city quarter on the former police high-rise site in Frankfurt am Main.
