The image shows a row of colorful houses on the corner of a street, with windows and doors, a metal fence, a signboard with some text on it, some plants in pots, a trash bin, some wires, and a cloudy sky. The signboard reads "Rental Homes for Rent, Listid 29058910, Location 5901 S Elmwood Ave Chicago 60618".

How rare—and stressful—Airbnb property damage really is for guests and hosts

Airbnb stays rarely result in serious property damage, with only a tiny fraction of bookings leading to costly claims. In 2024, just 0.03 percent of global reservations required reimbursements of $1,000 or more. Yet even small accidents—like spilled wine or broken vases—can still cause stress for guests and hosts alike. Accidents in short-term rentals do happen. A gust of wind once blew through an open window in a Paris Airbnb, toppling and shattering a free-standing mirror. Such incidents highlight the importance of documenting a property’s condition upon arrival. Taking photos at check-in can prove pre-existing damage or confirm new issues during a stay.

Airbnb does not sell damage protection for guests, but it provides hosts with AirCover—a free service offering up to $3 million in reimbursement for certain types of guest-caused damage. The platform also advises guests to use its in-app messaging to report any damage directly to hosts. Meanwhile, Vrbo takes a different approach by letting renters purchase accidental damage protection, starting at $59 for $1,500 in coverage.

Most homeowners’ and renters’ insurance policies exclude damage to short-term rentals. However, they may still cover a guest’s personal belongings if lost or damaged during a stay. Without additional protection, guests could face unexpected costs if an accident occurs. While major damage claims remain rare, guests can take simple steps to avoid disputes. Photographing the property at check-in and reporting issues through Airbnb’s app helps clarify responsibility. For those wanting extra security, alternatives like Vrbo’s optional coverage provide another layer of protection.
