Disney's New Settlement to Deliver Enchanting Experiences for inhabitants and tourists alike, a Magical Living and Visiting Experience.

In the heart of California's Coachella Valley, a new family-friendly residential community is taking shape. Disney is developing its first-ever residential project, Cotino, in Rancho Mirage, outside Palm Springs.

Cotino is a unique blend of mid-century desert charm and Disney's signature storytelling and service. The community is designed for both all-ages living and 55+ residents, with sections tailored to different lifestyles.

The centrepiece of Cotino is a 24-acre swimmable lagoon called Cotino Bay. From 2026, the public will be able to access Cotino Bay Beach in the town centre for a fee. The lagoon offers opportunities for swimming, paddleboarding, cabana relaxation, and waterfront dining.

Residents can also enjoy the Artisan Club, an optional membership that provides exclusive access to the lagoon's beach, clubhouse, and a curated calendar of activities. The Artisan Club Membership initiation fee is $20,000, with annual fees ranging from $11,000 to $19,000.

Cotino's town centre is designed to resemble Downtown Disney, with a pedestrian-friendly hub offering boutique shops, curated dining experiences, live entertainment, and seasonal events. Lush walking trails and gathering spaces like Parr House (an event space inspired by Pixar's "The Incredibles") are also part of the community.

Homes in Cotino start at $2 million for all-ages living and $1 million for the 55+ community. The community will include a mix of single-family homes, condos, and dedicated 55+ neighborhoods.

Many are eager to see how Disney will transform not just the look of a neighbourhood, but the feel of community itself in Cotino. Residents can expect curated events, fitness and wellness programs, artisanal dining experiences, and Disney's attention to detail.

EC Rancho Mirage Holdings, working as part of Storyliving by Disney in collaboration with DMB Development, is leading the development of the Cotino residential project. The company is a partnership between private equity firm Clarity Real Estate and the U.S. affiliate of Epta Development, a Canadian family office.

Cotino is more than just a residential community; it aims to provide a full-time vacation lifestyle. While it does not focus on rides or parades like Disney theme parks, it offers a community oasis with mountain views, a sparkling lagoon, and clubhouse activities led by Disney Cast Members.

As Cotino continues to take shape, it promises to be a unique and exciting addition to the Coachella Valley. With its blend of luxury living, Disney magic, and a focus on community, it's no wonder there's already buzz about the community.
