Construction project persists in Husarenweg, Saarlouis: 67 new wheelchair-accessible rental units on the horizon
In the heart of Saarlouis, a significant construction project is underway, set to improve local supply and offer affordable, energy-efficient housing to the community. The Husarenweg quarter, located between the Saar old arm, Wallerfanger StraΓe, and St. Nazairer Allee, has been the focus of extensive planning and construction since 2015.
The project, which has already been recognised within the EU program "GReENEFF" (Interreg V A Greater Region) with support from the European Fund for Regional Development (EFRE), is a testament to the city's commitment to sustainable living.
GBS, a leading investor, is putting approximately β¬21 million into this residential project. The planned development includes the construction of five energy-efficient buildings, each equipped with state-of-the-art plant technology, optimized thermal insulation, and photovoltaic systems with battery storage. These buildings will also feature shared parking facilities for cars and bicycles, a community pavilion, landscaped common areas, and a playground, creating a vibrant and sustainable living environment.
Existing buildings in the Husarenweg quarter have been energy-efficiently renovated, and non-barrier-free residential units were demolished, ensuring the project's focus on accessible and inclusive housing. Half of the apartments will be publicly funded through the Saarland's housing construction program and will be subject to a 30-year rental and occupancy binding period.
Saarlouis' Mayor Marc Speicher has praised the effort, calling the construction project a real milestone and great progress for affordable housing in the city. Speicher thanked Knut Kempeni, CEO of GBS, and the entire GBS team for their perseverance and dedication in driving the project forward.
Despite challenging market conditions, GBS optimized the execution and took advantage of favorable interest rates at the beginning of the year. The construction project is subject to a permit which has been received, and the first tenants are expected to move in by autumn 2027.
Moreover, parking spaces in the Husarenweg quarter are prepared for electric mobility, aligning with the city's commitment to sustainable transportation. Part of the generated electricity in the Husarenweg quarter is made available for the tenants' own consumption, further reducing energy costs.
The project, which was never up for discussion due to the urgent need for affordable barrier-free housing in Saarlouis, marks a significant step forward in providing sustainable and inclusive living solutions for the community. The Husarenweg quarter is set to become a model for affordable, barrier-free, and energy-efficient housing, paving the way for a greener and more inclusive future.
