In the bustling cities of Romania, the rental market is showing signs of a busy season, with further hikes expected this autumn, according to Daniel Crainic, marketing director at Imobiliare.ro.
Let's take a look at how the rental prices vary across different cities. Bucharest, the most expensive city in Romania, has an average rent of around EUR 800 for a two-room apartment in the district of Pipera. However, tenants in Militari can secure a flat for just EUR 380, indicating a significant price difference within the city. In Bucharest's most exclusive neighborhood, Primaverii, monthly rents average EUR 2,900.
Moving north, Cluj-Napoca offers a slightly more affordable option, with two-room apartments costing about 4% less than in Bucharest. The priciest neighborhoods in Cluj-Napoca, such as Sopor and Andrei Muresanu, have average rents reaching EUR 650. A four-room apartment in Cluj-Napoca can be rented for EUR 890 a month.
In Sibiu, studio rents remain steady at EUR 300, while larger apartments range from EUR 400 to EUR 630. In Timișoara, new apartments are being supplied, with central prices averaging EUR 550 and cheaper options in Buziasul averaging EUR 300.
Iași's city center has an average rent of EUR 550, while neighborhoods like Frumoasa and Canta remain under EUR 370. In Constanta, the most expensive zone, Faleza Nord, has an average rent of EUR 800, while renters can find flats for EUR 360 in Far and EUR 450 in Tomis II and III.
Brasov stands out with its rental prices. Tenants pay EUR 360 for a studio, EUR 500 for a two-room flat, and EUR 640 for a three-room apartment. Top rents near Drumul Poienii in Brasov push EUR 990.
The Romanian cities with the highest apartment rents in recent years are Bucharest and Cluj-Napoca (Klausenburg), both with average rents of about 10.3 euros per square meter per month. Brașov (Kronstadt) follows with somewhat lower rents around 9.2 euros per square meter, which is a noticeable difference compared to Bucharest's rents.
Two-room apartments dominate the Bucharest rental market, making up more than half of the available listings. This trend is not unique to Bucharest, as two-room apartments are also popular choices in other cities.
